Skim over Artex or remove it? Pros, cons and costs
Updated 6 November 2026 · By the Artex Removal team
Short answer: For most UK homes, skimming over Artex is the better option: it is cheaper, faster, creates little dust and leaves any asbestos sealed in. Full removal is worth it only when you need the original surface back, for example before rewiring, structural work or fitting downlights throughout.

Side-by-side comparison
| Skim over | Full removal | |
|---|---|---|
| Typical cost | Lower | Higher |
| Time for one room | About 1 day | 2 to 3 days |
| Dust and mess | Very little | More, needs careful containment |
| If asbestos is present | Sealed in safely | Specialist removal needed |
| Finish | Smooth, ready to paint | Smooth after making good |
When skimming is right
- You want a smooth modern ceiling quickly
- The ceiling is structurally sound
- The coating may contain asbestos and you would rather not disturb it
When removal is right
- You are taking down or replacing the ceiling anyway
- You need clean access for rewiring or lots of downlights
- The coating is flaking or the ceiling is damaged
